Our loan terms

• Minimum Loan Amount: $20K

• I lend in 1st lien position only

• I lend 90% of the purchase price on existing structures

• I lend 100% of rehab costs up to 70% of a $300K ARV

• Loan terms are 3-6 months 

• There is no prepayment penalty

• Interest only payments

• Property cannot be owner or tenant-occupied

• Any entity member with 20% or more ownership within an entity will be required to provide their ID and financial information

• Loan must be in the name of your entity, not your individual name

• $25/day late fee starting on the 1st day of the 1st month past term

• Draws allowed as projects are completed and verified

• I do not fund simultaneous projects for any borrower​
